By 2009, all buildings in the UK that are constructed, sold or rented out will have to have an Energy Performance Certificate, in accordance with the European Energy Performance of Buildings Directive. In England and Wales, the government has decided that, for private dwellings, the Energy Performance Certificate (EPC) and accompanying Recommendations Report (RR) must be produced for every* Domestic property placed on the market after 1st August  2007.

An EPC and its associated recommendations RR give consumers, for the first time, information about domestic energy efficiency of properties and practical steps to reduce carbon emissions and save on energy bills.

In due course buyers may have the opportunity to obtaining green mortgages which fund the improvements suggested in the EPC and council tax rebates to encourage energy efficiency.

From 1st August  2007 the EPC is a mandatory part of the Home Information Pack being progressively introduced over the coming months and  has to be produced before your property can be placed on the market
